Tenant Management
Tenant vetting for multi-let harmony, not just affordability

Referencing tells you whether someone can pay. It does not tell you whether a house of six will still be functioning in month four. Here is what we add.
In a single let, referencing answers most of the question. In an HMO you are also making a decision on behalf of five other people who already live there, and the cost of getting it wrong is a chain of notices rather than one.
We run standard affordability and right to rent checks, then add three things: a structured lifestyle conversation, a current-housemate compatibility view, and a deposit-free option through a rent guarantee product for strong applicants who are cash-constrained.
The lifestyle conversation covers work pattern, guests, cooking habits and noise tolerance. It takes ten minutes and prevents the majority of the mismatches we used to see, such as placing a night-shift nurse into a house of early-rising trades.
House WhatsApp groups are underrated. Every managed property has one with a member of our team in it, which surfaces small frictions while they are still small and gives us a documented history when they are not.
Retention is the return on all of this. Our managed portfolio runs at 91 per cent tenant retention at renewal, and every retained tenancy saves a re-let cost, a void and a compliance touchpoint.
